KEY POINTS TO REMEMBER ABOUT BUYING IN SPAIN:
Allow 10% in ADDITION to the purchase price to allow for purchase tax, solicitors and notary fees.
You will need a NIE number : we can assist you to obtain this via a gestor, lawyer or directly at the local police station.
There are some great mortgage deals available, but the loan to value is not as generous as it used to be - usually up to 70% can be loaned to non-residents. 
Bank repossessions sometimes offer 100% mortgages from the bank as an incentive to buy. We have access to all of the bank repossessions available but they are ever changing and so not all our listed on our website - contact us for the best properties available now.  
It is essential to have an Agreement in Principle on the amount you can borrow before you make any bid/offers - please contact us for mortgage advice.  As a general rule of thumb, banks will lend no more than 5 times your gross annual income and/or the mortgage repayment should not be more than 50% of your NET monthly income - for some lenders this is 40%.  Our mortgage advisors can give you an Agreement in Principle based on your individual circumstances and shop around for the best deal.

You will need a good local lawyer - we can give you contact details for a selection of reputable lawyers if required.  We also deal with English RICS qualified surveyors if a survey is required. 

Don't be put off by recent bad publicity about planning laws, lack of licences etc and nightmare stories of illegal - these are in the minority and the rules have tightened up, each town hall has recently had to agree a new 'urban plan' with the Andalusian government making it clear which land is acceptable to build on and which is not.  Also, even in respect of 'rustic' properties, providing the building has been in position and undisputed for over 4 years, it can almost always be legalised.

No gazumping!! - When your bid/offer is accepted on your dream property - you will be asked to sign a reservation agreement and pay a reservation deposit (usually €3000) - this secures the property for you, taking it off the market, your lawyer will take approximately 2 weeks to make necessary legal checks (similar to 'searches' in UK) and you can apply for finance if required. - providing all is well you will proceed to the 10% deposit and purchase contract stage - Completion should be approximately 4 weeks later - but can take place within 2 weeks. If for some reason there is a problem with the legality/property documentation during the 'reservation stage' you can withdraw from the agreement and receive a full refund of your reservation deposit. Once the 10% deposit is put down and the purchase contract signed, both parties are committed to the purchase/sale or will lose their deposit
